    What should I mind when I select a holding?

    First, you need to determine the immovable’s intended purpose, meaning whether it is residential land, profit yielding land or has another intended purpose. You can find this information in the geoportal of the Land Board’s map application.

    If you intend to build something on the holding, it is necessary to have building rights. You can get information about constructing on the plot or valid zoning plans from the local government.

    You need to find out if and what is access to the plot like (incl. the condition of the roads and who handles the maintenance). In case of a private road, check whether there is easement, meaning an agreement for using the road.

    Having supply points (water and sewage) is also essential, as well as an option to connect to an electricity network. Find out which costs the plot owner will face in the future in addition to the initial connection charges.

    Find out whether the plot has restrictions impeding or excluding construction and what the condition of drainage ditches is on the plot or in surrounding areas. The drainage systems from the Soviet times might no longer be functional. In order to avoid surprises later on (for estimating the complexity of construction), constructional geological information will also be of help.

    Get acquainted with the county’s area management and zoning plans to assess the future potential of the area (traffic, shops, transportation network with surrounding towns, schools, kindergartens etc.).

    What is the best time for buying a plot of land?

    The best time for buying a plot of land is winter or early spring. At these times, you can spot the shortcomings of the property the best. For example, the condition of roads or if there is a body of water near the plot, then the melting snow in spring helps to assess the risk of flooding. In addition, when you purchase the immovable in winter, you can use the rest of the season to order the construction project (it usually takes 2-3 months to compile it plus a coordination period), so that you would already have a construction permit by summer.

    Where can I get information about restrictions impeding and excluding construction?

    You can get information from the Land Register when you insert the data about that specific plot of land or from the Land Board’s geoinformation system’s map layers, for example “Restrictions information system”, “Nature conservation work”, “National register of monuments” etc.

    What is the process of sales and purchase transactions like?

    After we have agreed the transaction with you, the conditions as well as the time, we will contact a notary who will first check if the parties of the transaction are eligible for doing the transaction, will check records and will inform the parties if additional documents are required.

    LignaMets OÜ will make an appointment with the notary and will forward the required information. The notary’s office will prepare the contract and will send it to both parties via e-mail for checking.

    There are three options for finalising the transaction: to meet at the notary’s office, to do the transaction with remote authentication via a video bridge or a hybrid transaction where the parties can either be present at the notary’s office or online in the video call.

    What is the process of remote authentication like?

    Remote authentication is a process where notarial acts are performed between the notary and the client via a video bridge. In the case of remote authentication, please mind that the notary fee 20 EUR will apply.

    For remote authentication, your computer needs to have a web camera and audio functions (sound system and a microphone) and the ID card functionality needs to be enabled. The transaction will take place via the self-service portal of the E-notary where the user can confirm to the notary before the transaction takes place that they are ready for remote authentication by clicking on the “I confirm that I am ready for remote authentication” button (this option will appear about 15 minutes before the scheduled beginning of the transaction). After that, your identity needs to be confirmed by taking photos of your ID card and of yourself. For using the self-service portal, use the following web browsers: Google Chrome, Firefox or Microsoft Edge. Internet Explorer and Safari are not supported.
